Access Statement

Introduction

Robbie’s Barn offers two bedroomed, self catering holiday accommodation in Fulready, South Warwickshire, England within easy reach of Stratford upon Avon and the Cotswolds.

Arrival & Car Parking Facilities

There is ample, level ,off road parking adjacent to the cottage.
The area is gravelled up to the gate then there is a paved patio area in front and to the side of the cottage.

Main Entrance & Reception

There are two entrances to the cottage.Patio doors provide wide access directly into the main living area over a small threshold height of 12cm (5”)
To the side of the cottage there is a stable door into the kitchen which opens outwards and also has a 12cm (5”) threshold.

General (Internal)

All rooms and access areas internally are on the same level with no steps or thresholds.
Width of all internal doors is 740mm (2’5”)
The floors are all tiled with slate.
Electric lighting is provided including one floor standing lamp and table lamps.
All the under-floor heating and hot water comes from a ground-source heat pump.

Spacious area
Seating is provided in the form of two 2-seater sofas
TV with freeview box and DVD. All with remote controls.

Bedrooms

There are two bedrooms which open onto a small lobby area
The double bedroom has space for transferring from a wheelchair. The twin bedroom is less spacious.
Sheets, duvet covers and pillowslips are all cotton
duvets are feather filled and non-feather pillows are available

Bathroom including toilet & basin

The bath has a thermostatically controlled shower over with glass shower screen.
The bathroom fittings are of standard sizes

Self-Catering Kitchen

Kitchen open plan with Dining room
Worktop height 90cm.
Oven door is drop down
Sink is 88cm high with cupboards underneath
Hob is 90cm high and ceramic
Evenly lit kitchen with spotlights above work surfaces where required
Fridge with small freezer available
Dishwasher fitted
Washing machine fitted

Grounds and Gardens

There is a private patio area accessed through the patio doors from the living room with table and chairs.
There are around 10 acres of farmland that can be accessed by guests, though these are not yet wheelchair friendly.

Fire Risk Assessment
Step 1 – Identify Fire Hazards and Fire Risks.

1.1 Sources of ignition
a) Electrical – wiring and appliances
Electric wiring installed and maintained by a qualified electrician. All bulbs are low energy so low heat output and plugs are all fitted with appropriate fuses.
Cables/adaptors to a minimum

b) Cooking – especially deep-fat frying
No deep fat frying
Appliance operational equipment provided
Appliances/equipment in working order and tested
Extraction grease free

c) Smoking
No smoking in the cottage

d) Candles
No candles or naked flames
Candles for ornamental purposes only

e) Heaters and boilers
No gas to the property. No electric fires in the property
Heating and hot water by ground source and heat pump.

f) Open fires
Wood burning stove. Instructions for lighting and control in the information file.
Chimney swept regularly

g) Others
Barbeques are discouraged adjacent to the property. An area away from the cottage has been identified in the information pack for guests to use.

Small basket of logs in the living room.

Mixed construction of brick, stone and wood. Rebuilt to current building standards in 2011.

All furniture and soft furnishings comply with current regulations
There are no fitted carpets in the property. All the floors are of slate tiles with one cotton rug in the living room.

None stored in the property

3.1. Means of escape

a) Detail the type of property:
Ground floor cottage

b) Detail the number of exit doors and where they are:

Exit doors from kitchen and living room. Both bedrooms have windows that open fully for exit in an emergency, as required for building regulations.

3.2. The fire alarm and fire detection

c) Describe what fire alarm and fire detectors have been provided:
Mains powered smoke sensor in the central lobby area and heat sensor in the kitchen.

3.3. Fire fighting equipment

d) Detail what fire extinguishers/blankets are provided and where they are.
Fire blanket and extinguisher in the kitchen.

3.4. Escape lighting

e) Detail areas covered by emergency lighting (if any):

3.5. Evacuation procedure

f) Describe the evacuation procedures
In case of emergency call 999 and vacate immediately using either door or any window.
The expectation is that guests would have at least one mobile phone between them but
the owner lives across the yard from the cottage and would be on hand in an emergency.


Health and Safety

Fire Safety

The cottage is recently renovated and means of escape are in compliance with current building regulations. There are hard wired smoke alarms in the living areas and an interlinked heat detector in the kitchen.
A dry powder fire extinguisher is provided in the kitchen as well as a fire blanket by the hob.

Care should be taken with the wood burner. Please leave it with the doors closed.

In case of fire please leave the cottage, ensure everyone is safe and call 999.

The Grounds

While we would like all our guests to be able to enjoy the grounds around our home, we must make you aware that there is a large pond. Please on no account try to paddle or swim in it. The bottom is very muddy and the banks are very slippery. I know, I’ve been in and had a job to get out.
Please do not let your children near the pond unaccompanied.
If you have children who need to ‘let off steam’, we own two fields beyond the pond where they can run around and play football….preferably the one the sheep are not in!

Please follow the countryside code i.e. if you have to open a gate please close it again behind you.

Specifically, we retain data while it is still current for up to 12 months.
