Robbie’s Barn Holiday Cottage
Robbie’s Barn offers two bedroom self catering holiday accomodation in Fulready, South Warwickshire, England within easy reach of Stratford upon Avon and the Cotswolds.
The holiday cottage is a recently renovated single storey, 2 bedroom, stone and timber barn and offers guests a taste of eco-living with solar panels and ground source heating.
Accommodation & Facilities
- Living room with wood burner, exposed beams and open views plus two large sofas, large TV with Freeview and DVD player.
- Well equipped kitchen including electric hob, oven and grill, microwave, dishwasher, washing machine and fridge with freezer compartment. Dining Table with four chairs.
- Sleeps 4 Adults – Two bedrooms, one double and one twin.
- Bedroom One with double bed, wardrobe and chest of drawers
- Bedroom Two with two single beds and chest of drawers
- Bathroom with full sized bath and shower over.
- Double doors leading out on to a private patio area with table and chairs.
- Pet friendly, well behaved pets are welcome to join you on holiday!
There is a small terrace area to the side of the barn with a table and chairs.Through the stables are fields which are open for use by guests and play. Please note that there is a pond in one.
Underfloor Heating throughout, supplied by ground source heat pump. Electricity included all year. Ample off street parking. Logs for fire supplied, more logs available at cost. Cot and high Chair available. No longer a charge for pets.
Pets welcome and owner is happy for up to 4 dogs at any one time.
Eco-Living Holiday Cottage
Experience a taste of eco-living with solar panels and ground source heating.
The Cottage’s under floor heating and its hot water are supplied by a ground source heat pump.
This is situated in the lobby by the bathroom and has been set to what we believe is a comfortable level.

The cottage was fitted with photovoltaic panels in November 2010 with twenty one panels capable of producing up to 3.9kW
There is an inverter in the adjoining barn which converts the generated electricity from DC to AC that can then be used by both the house and the holiday cottage as they both run off the same supply with any excess generated fed back into the national grid
Ground Source Heating
Beneath the surface, the ground stays at a fairly constant temperature, so a ground source heat pump can be used throughout the year – even in the middle of winter!
The ground source heat pump circulates a mixture of water and antifreeze around a loop of pipe – called a ground loop – which is buried in the back field. Heat from the ground is absorbed into this fluid and is pumped through the heat exchanger in the cupboard in the lobby between the bedrooms.
Low grade heat passes through the heat pump compressor and is concentrated into a higher temperature, useful heat capable of heating water for the under-floor heating and hot water in the cottage.
The ground loop fluid, now cooler, passes back into the circuit and the process continues.
On cooler evenings, the wood-burner should provide plenty of extra warmth. If you need help with lighting it please ask.
There is lots of kindling, plenty of logs and firelighters can be supplied!

Across the yard from the cottage are a pair of stables, please phone for details. More stabling available a short walk up the lane at Manor Farm with John and Marcine Marshall.
Guests with Limited Mobility
Robbie’s Barn is single storey making it suitable for those with limited mobility. Wheelchairs can gain access, although assistance over thresholds may be required and the gravel in the parking area may prove problematic!
Electrical sockets and light switches are within the heights recommended as suitable for people with disabilities.
The cottage is recently renovated and means of escape are in compliance with current building regulations. There are hard wired smoke alarms in the living areas and an interlinked heat detector in the kitchen.
A dry powder fire extinguisher is provided in the kitchen as well as a fire blanket by the hob.
Care should be taken with the wood burner. Please leave it with the doors closed.
